Our Expectations for your Apartment

1)  Cleaning

We go to great lengths to present a clean, attractive, and functional apartment to everyone who moves in.  When you move out, we expect the apartment to be just as clean as it was when you moved in.  Here is a list of items that (if ignored) would result in charges:

1.      Vacuum all carpets and sweep and wash all wood, tile, or vinyl floors.
2.      Clean all light switches, replace burnt out light bulbs, and remove all cobwebs
3.      Clean all blinds, clean fireplace & ledge, remove trash from balconies.
4.      Clean all appliances
a.       Refrigerator- wash inside & out, defrost freezer, clean rubber seal, and leave plugged in and turned on.
b.      Stove – clean inside oven, broiler, burner racks & pans, clean entire outside…including the exhaust hood and lights.
5.      Clean cabinets inside & out, including handles, wipe countertops, and clean the sink.
6.      Bath(s) – clean sink, tub, faucets, shower door, toilet inside & out, medicine cabinet, mirrors, and the shelves in the linen closet.

Many of our residents have hired Tabitha's Cleaning (tabscleaning@aol.com) prior to moving out.  Tabitha's crews do an excellent job and her rates are much cheaper than ours!  If you are unsure of the thoroughness of your cleaning, then we recommend you contact her.  If you do not turn in a clean apartment, then you may be charged for cleaning according to the itemized list below:

2)  Painting

Your walls will experience wear and tear each year you reside in the apartment.  This is normal.  It takes 4 years of normal wear for your walls to need a full paint job after you move out.  If you live in your apartment only 1 year, then we expect that you have taken good enough care of the walls, that we will need to "touch them up".  A "touch up" means that there may be an occasional scuff mark which needs painted.  If we have to perform a full paint job on your apartment after one year of residency, then you will be required to pay for that paint job.  Here is the schedule at which painting charges are assessed:

        Painting charges decrease by 25% per year of residency (up to four years).

It is important to note that wear and tear is different from damage.  No matter how long you reside in the apartment, if you damage the walls then you will be billed the cost of repairing them.  Here are the most common ways we see walls damaged: 

 (i)  door knobs bang into them,

(ii)  furniture is moved and dents them,  

(iii)  smoke from candles or cigarettes covers them in a yellow film, or

(iv)  there is residue from adhesive stuck on them.

That's it!  We hope that the painting and cleaning sections above will help you prepare for your move.  In our industry these two parts of apartment preparations are the source of lot's of confusion and frustration... even complaints.  With great lines of communication, they don't need to be this way.
